The Affordable House Programme (AHP) is anticipated to fall short of its targets for the current financial year. Only 40,000 housing units and 120,000 jobs have been achieved with six months remaining in the project phase.

The initial goal was to build 250,000 affordable housing units and create one million jobs by June 2024, but the program has realized only 16 percent of its housing units target and 12 percent for jobs thus far.

Under President Ruto’s leadership, spurred by the Kenya Kwanza Manifesto (available in the kenya kwanza manifesto pdf) significant housing projects have been initiated.

Notable illustrations include the Starehe Affordable Housing project in Nairobi, aiming for 6,000 units and 14,000 jobs, and the Shauri Moyo A project led by President Ruto, targeting 6,000 units and 10,000 jobs through the Epco contractor.

Additionally, the Mukuru kwa Reuben project on 55 recovered acres by the Ethics and Anti-Corruption Commission is set to deliver 15,000 affordable housing units in Nairobi.

In Machakos County, the Mavoko Housing Project, a Sh20 billion collaboration between the national government, county government, and the private sector, plans to create 15,000 job opportunities and construct 5,300 housing units. Additionally, affordable housing programs in Kiambu County, specifically in Thika and Ruiru, are generating 975 and 1,050 housing units, respectively.

To meet the established targets, 210,121 houses must be constructed, and 880,000 jobs generated within the remaining six months until June 2024.

The program’s first six months fell short of the target, with about 39,879 houses under construction on 33 sites. Additionally, an expected 34,355 units on 31 sites starting in January were reported by the State Department for Housing, with President Ruto emphasizing its role as a bottom-up job creator.

This initiative offers significant economic benefits by constructing new housing units, creating job opportunities, improving living standards, and increasing public revenue through housing taxation.

Additionally, it addresses issues like overcrowding and housing-related poverty. Expanding housing has the potential to stimulate economic growth by creating jobs, boosting consumer spending, and generating additional tax revenue.

The construction process involves various professionals, leading to increased demand for goods and services, which stimulates the economy.

The resulting tax revenue from new housing sales can be used to improve public services like education and infrastructure. In essence, increasing housing can benefit the economy by promoting employment, encouraging consumer spending, and generating extra tax revenue for public services.

Despite the kenya kwanza manifesto boosting housing construction, challenges remain in terms of accessibility and affordability. Government efforts to improve these aspects face obstacles such as high land prices, limited credit access, and a scarcity of land and housing.

The current housing supply falls short of meeting the needs of the growing population, creating a shortage of affordable options. Consequently, many Kenyans struggle to purchase or rent a home, putting them in a precarious situation.
